Housing prices rose across 47 cities. What does that mean for your search?

NHB's 50-city assessment-price index rose 7.0% year on year in April–June 2026. Use the city comparison as market context alongside the actual property, its condition and its asking price.

This index is based on lender assessment prices, not a live feed of every registered sale.

The reported period is April–June 2026. It is not a weekly price movement.

Why it matters

A city average can conceal differences between neighbourhoods, property sizes and project stages. Compare similar homes and review the full transaction cost before deciding.

What the reported movement measures

NHB’s April-June 2026 release reports annual growth of 7.0% in its 50-city composite housing price index based on assessment prices collected from banks and housing-finance companies. It reports growth in 47 cities. These are quarterly index observations, not the weekly movement of every home advertised for sale.

The same release reports a 2.7% quarter-on-quarter increase in the composite measure. Annual and quarterly comparisons answer different questions: one compares with the corresponding quarter a year earlier, while the other compares with the preceding quarter. Keep the period and comparison beside every percentage.

Apply the numbers without overpricing a home

Use the index to understand broad direction before examining local evidence. A city observation does not adjust for the condition, floor, title, usable area or asking terms of a particular property. For a seller, an index increase is not a formula for adding the same percentage to a previous valuation.

Build a local comparison with similar homes and dated evidence. Record the area basis, major inclusions and whether a figure is an asking price or a documented transaction. Compare the complete cost and realistic alternatives rather than choosing on a headline growth percentage alone.

Before you decide

Compare comparable homes, area definitions and total costs.

  • Label the April-June 2026 reporting period.
  • Distinguish annual from quarter-on-quarter change.
  • Keep assessment-price indices separate from listing prices.
  • Use property-level evidence before deciding a purchase or asking price.
